Abstract

Every people needs a place to live in this world, which makes residential property become one of the primary need. Residential property also becomes the tools for investment as the price will always increase as the time goes by. The government of Indonesia keeps monitoring and promoting property industry because of its positive impact towards other industry. Lampung is an interesting location to make a property business, due to its expected property price increasing, the availability of land, government center relocation, new infrastructure built and area development. Therefore, the author sees the opportunity to create a business, Oasis Sejahtera Properti, which will be a property developer. For the first project, the author will build three residential property areas, named Sukarame Oasis Permai, in Sukarame sub district. There will be three types of house, which are 36/78, 48/98 and 60/128. The main target of Sukarame Oasis Permai will be both man and woman, who have already work, either employee or entrepreneur, age 25-44 years old, and included in B and BC class. In order to prepare the business in several aspects, includes marketing, operational, manpower, production and financial, this business plan is made. The result of projected net profit margin is above 30%, NPV is positive and the payback period will be reached in 1 year 2 months after selling 26 houses type 36/78, 32 houses type 48/98 and 15 houses type 60/128. Oasis Sejahtera Properti generates cash Rp. 113,225,948,047 in 5 years with initial investment Rp. 13,000,000,000.
