Abstract

Montana Residence 2 is a property type business that develop some area to become a residence that have high quality housing with complete infrastructure. Now, the company has running the Montana Residence 1. The Montana Residences 1 has record IDR 250,000,000,- sales in this year by selling 1(First) house. All of the houses in Montana Residence 1 have already sold out before the example house finished. It means that the demand of housing in this area is high. Because of this sales result, now we plan to develop more area around Montana Residence 1 and will opened Montana Residence 2. In front of Montana Residence 1, there is a land that will be developing to be Montana Residence 2. The Area consists of 3 parts. First Area size is 15m x 20m. Second Area size is 15m x 20 m. And Third Area size is 40m x 15m. This area is full for the house because we get road access is about 5 m. With this dimension, it will be divided until 10 houses. 4 houses will have Land Area 150 m2 and Building Area 70 m2, and 6 houses will have land area 100 m2 and Building Area 45 m2. The sales projection of Montana Residence 2 is around IDR 2,904,212,947. With profit target is IDR 745,504,947. The startup fund for this project is around IDR 1,150,000,000. The fund is for Land Acquisition, Cost of Land Processing, Cost of Permits and Legality, Cost of Infrastructure and Facility, House Construction Cost.
