dc.description.abstract Student Housing is a place where President University students stay, share, and exchange culture with friends from other cities and countries. President University places Student Housing as the place not only for sleeping but also gaining knowledge and experiences living with students from different nations, ethnics, religions, characters and many more values. For this reason, the researcher wants to identify what the dominant communication factors of students' decision to stay at the President University Student Housing; focused on students' batch 2010, because they have been living there for a year. President University Student Housing is known for having strict rules and regulations inside the dormitory itself. But why they choose to extend their stay one or two more years in the dormitory? In this research, the researcher used five dimensions of Symbols of an Organizational Culture, which are: Physical Symbols (Buildings), Physical Symbols (Facilities), Physical Symbols (Furniture Facilities/Household), Behavioral Symbols, and Verbal Symbols. The purpose of this research is to identify the dominant communication factors of students' decision to extend their stay in the President University Student Housing. The theory been used is The Organizational Culture Theory. In this theory, researcher is used 5 dimensions, which are Buildings (Physical Symbols), Facilities (Physical Symbols), Furniture Facilities/Household (Physical Symbols), Behavioral Symbols, and Verbal Symbols. In this descriptive quantitative research, the researcher used Organizational Culture Theory to analyze and interpret the primary data. This way, the researcher finally identifies the dominant communication factors of students' decision to extend their stay in the President University Student Housing. To gain primary data, questionnaires were spread to 212 students' batch 2010 who extended their stay in the dormitory in their second year. The findings show that there are four dominant communication factors of students' decision to stay at the President University Student Housing. They are: Condition of Facilities, Superior Environment, Comfortable Place to Live, and Clean and Safe Place. In conclusion to answer the questions, the researcher used Organizational Culture Theory to analyze and interpret the primary data. This research finally reveals that there are 5 dimensions that have made the students extend their stay in the President University Student Housing en_US
